Free Initial Visit
We will visit your site and offer a free consultation, giving us the chance to discuss ideas and offer advice on the most efficient, practical and cost-effective way of completing your project.
We will then provide you with a fixed fee quote for our services. It is normal for this to include a survey and the preparation of drawings for submission to the planning department, although we will let you know if a bat survey, mining survey, contaminated land survey, or any other additional work is also required.
After the plans have been registered with the council, it will usually take 8 weeks to obtain a decision, however as we are a Cornwall Council Accredited Agent, the decision normally takes a little less time.
Whilst planning is concerned with the appearance of your project and the impact on your neighbours, building regulations exist to ensure building work is completed to a minimum national standard. Building regulations specify both materials and methods of construction, taking into account a structures impact on the environment. The fees for this service come in two parts: one for inspecting the plans and the second for inspecting the works. We will advise you if we feel a structural engineer is required, and you can usually expect building regulation approval to take between 2-3 weeks.
